As an alternative investor, you may well have been offered land with the potential for development – usually this is promoted as a large area of land split into small individual plots which are then offered for sale with the claim that there will be huge returns if planning permission is obtained for development.
While in some cases these are legitimate investment opportunities, in other cases the land is located in a ‘green belt’ or is otherwise protected from development by planning law.
The FSA (The Financial Services Authority) have expressed concern about the recent rise of “land banking schemes” - some of which are leaving investors with land that they have little or no chance of building on having invested heavily into such schemes from tens of thousands to hundreds of thousands of pounds. This is well covered on the FSAs own website and the Law Society's website.
As I have said, in some cases these will be legitimate investments, however, as with all investments, you must do your due diligence.
